Start Off My Real Estate Journey With Subject 2 & Wraps?
Hello Everyone
I've been in the business for the past 6 months and haven't closed a single deal, I've have had offers rejected because they were 70-75% of ARV aka an insult to even distressed homebuyers (I live in the East Bay Area). So I transitioned my entire focus on learning how to do Sub 2 & wrap investing because I like the idea that I can buy something 90-105% of its ARV and make money in the long term. Anyways would it be smart to start off with Sub 2? I should also point out that I am learning SUB 2 from Grant Kemp (so I am aware of all the dangers).
Also if someone has ever done a Sub 2 wrap deal in the bay area, please reach out to me and maybe we could help each other out ( i got plenty of time on my hands, and I'll be willing to cut deals 90-10 if you show me in-person of how it's done).
