Seasoned Investors - What are your Buy & Hold Buying Parameters?

Hi Friends of BP,

I'm having a hard time nailing down my buying parameters and I'm hoping you can weigh in.  I'm looking to eventually own 25 rental properties (25 x $200 / month in cash flow = 60k per year, which will give me the passive income to live the lifestyle I want to).

What are numbers do you need to "hit" before you would offer on a property?

Is there anything else you look for?  Ability to add an additional bedroom, increase rent a certain degree etc.

If you could include how many units you currently own that would be much appreciated!
