That must be an interesting town if zoning for this in not an issue!  

It won't always be an investor and perhaps co- listing with a more experienced agent and learning from them will serve to your benefit.

I have met with a few people who are experienced and have been in the business for decades over coffee and lunch within the past two weeks and everyones story was different.

They are not easy and they can be an administrative pain, most experienced realtors will tell you the challenges that you will face with a short-sale.
