If there is fear that more real estate investors will flood the market, I am sure, as with anything, only the ones that dedicate themselves fully and diligently to learning and becoming knowledgeable about the subject will did the good deals and continue to be profitable.

You will need a dedicated internet network, but the cost for internet only will pay for it’s self in the long run.

I’ve considered only slightly upgrading for now, to maybe a 3br with unfinished basement or 4br home, so I could have a dedicated office room and a little more space.  

And having to keep your pockets full enough to be able to dip into just means you're storing the cap-ex "fund" in your person checking account instead of an account dedicated to your properties.

I know first hand, it takes lots of hard work and dedication.
