Legal 4 flats will likely be well above $500k, but if you find a 2-3 flat that needs a little bit of work you can keep budget well below $400k.Just helped a house hack client find a 2 flat + non conforming basement unit in Portage Park ($300k) where he will live for free after about $10-20k in repairs.

I have done this sometimes, for a flat fee, and since there’s no marketing, negotiations, showing or other aspects involved, it’s something that can be done for a reasonable flat fee.

You could also try and sub meter the utilities (I know you can def do for water although you would have to do some research) or you could look into the cost of splitting utilities altogether, which if it were not too bad, I would personally make that choice.I dont believe it should be an issue with sec8, when I filled out my form for my tenant it had a part that specifically broke down how utilities would work and who paid for what.Hope this helps, anything else just let me knowbeat of luckRobert Webb
