Should I buy washing machine/dryer for the unit?

Most folks don't have the surplus funds starting out, unless they "wash" part of their W2 pay thru the entity structure.

Close on the 1st, no interest payment at closing, 1st payment in 30 days....close on the 15th, you pay half a month interest at closing, first payment in 45 days, etc.....it’s all a wash.

It kind of comes out as a wash after you consider lost equity, decreased opportunity costs, etc.

So, how is "bailing" AIG out any different or less expensive than simply allowing them to fail; having their parts bought by other solvent companies; and having the government spend hundreds of billions on the collateral damage?

Never use harsh solvents or cleaners though.

It doesn't appeal to instant gratification, so it doesn't fit with the "cash wash all over me" mentality of their subscribers4.

If they have their own appliances, it's more stuff for them to take and hopefully they will stay.A lot of my tenants look like they never wash their clothes anyway.I will provide a stove and fridge to make the deal happen, but a lot of times they trash the fridge.
