Buying Appliances

Hi everyone,

I will be closing on my first rental property in December (yay!) - It is a 3x2 side by side in a quiet family neighborhood.

The seller will be leaving just 1 fridge and 1 stove so I will need to buy appliances, but am not sure which I should/shouldn't buy...

1. Should I buy dishwashers for the tenants?

2. Should I buy washing machine/dryer for the unit?

3. Should I spend a few extra dollars to get nicer refrigerators/ovens/etc. for the tenants? 

Will buying more luxurious appliances increase the quality of tenants/ amount you can charge the tenants/ give them a better overall leasing experience? Or do things like this not make a significant difference?

In my head, it makes sense that it should, but then again this is my first rental property so it's always best to get a second (or third or fourth) opinion.

Let me know what you all suggest,
