This prevents the lease from being bloated with things like changing burned out light bulb is on the tenant, fixing a hinge on a door is whose responsibility etc Fortunately we don’t have to deal with any of this as al of our rentals are in the country with land and all tenants have animals.

There are bunch of other discussions around this issue but wanted to get Alabama specific info.I got into a contract on a house through a wholesaler couple of weeks back for a property near Huntsville and we sent all our paperwork to the closing attorney for preparation of closing.

My other property down the road, no issues, my property in Alpharetta, no problems, my properties in Alabama NO PROBLEMS... just this one.
