The 314k that invested into the market was done with the help of a wealth advisor, because at the time I was extremely nervous and did not believe I would be able to handle investing in reputable mutual funds, ETF's, and individual stocks.

But ....... without hearing the other sides story , and the numbers involved , and seeing the scope of work , I find it hard to believe someone with a fairly good reputation would do this without a reason .  

The FHA guidelines havent changed so any reputable lender will still be able to answer your question. 

And good luck with that.So before worrying about the contract, make sure that your JV partner has a reputation of being trustworthy.

It’s NOT perfect, it’s very old, alligatored with some old varnish or something, and has staple holes from years of tenants stapling plastic to the windows, but overall I think I could make it look decent with paint.

The investment was managed by reputable stock management company / Brokerage, they failed to let me know in timely manner that that particular investments were in free fall.

I am anecdotally familar with all three companies you mentioned, but there are others out there with strong reputations and working in similar/same markets.  

But my recommendation would be to reach out to a successful wholesaler in your area with a good reputation and offer to share in the profits if they help you close the deals.
