If units are selling for $480-$490K and you are buying at $400K that is a different story than $478K.2) Make sure that the seller can also deliver the property vacant if you are going to be purchasing as an owner occupant (unless you can cover the down payment and want to take the property as an investment instead of OO).3) Everyone has their own opinion on HOA's.
