There are a lot of stories on BP about asking price significantly over selling price.

If it is a tenant you have had for a while and is never late on their rent and they happen to have run into difficult times this one month, that's a different story and a different strategy.

@Reuben Harris I believe that we all have a story similar to this somewhere along the way where we were burned.

If units are selling for $480-$490K and you are buying at $400K that is a different story than $478K.2) Make sure that the seller can also deliver the property vacant if you are going to be purchasing as an owner occupant (unless you can cover the down payment and want to take the property as an investment instead of OO).3) Everyone has their own opinion on HOA's.
