I have heard of people giving cops discounts in MF complexes thinking it increases safety and that may be the case in some area but that isn't for me, but those areas also aren't for me. 

But the items that are specific to financial performance and the safety of yourself and the neighbors, etc should be the ones you pay more attention to.  

Know your strategy & buying criteria, build your team, consistently analyze deals, and be patient.

He was thinking about adding a gps tracker onto it for safety. 

I am a fan of checking in occasionally to make sure the cleaner is on top of things and to do a walk through to check safety things like deck boards and steps, railings etc.

From either a safety standpoint or because the property couldn’t meet my standards of being a nice place to live (not a slum property).

And lastly, it is one of the few remaining markets that you can get a 'steal' for a property.....all I recommend is that you rely on your 'boots on the ground' to point you in the right area codes.  5/30/24 Update:  I have been patiently waiting until our court date to reply to this post. 

Research specific neighborhoods for safety and rental demand to ensure they align with your investment goals.Hope this helps.

You need more space and more safety than say, a regular single male would.
