Introduction: SEO professional on the path to house hack a duplex

Hi everyone, I wanted to introduce myself to this awesome community!

I'm Grant and I'm looking to house hack a duplex with the goal of reducing my family's expenses. Ultimately, I want our investments to cover all of our expenses. To cover our expenses now, I work as an SEO strategist at a digital marketing agency helping law firms grow their number of leads using local and national SEO strategies.

Lately I've been going through the BP "SMARTER course" and some of the webinars. I'm also almost done reading Craig Curelop's The House Hacking Strategy. Amazing stuff! Next I'll be reading Real Estate by the Numbers.

I plan on purchasing a property toward September/October 2024, so I'll be learning, networking, and getting things started until then :)

If you are house hacking with a family, it's a bit of a different story (if you have kids). You need more space and more safety than say, a regular single male would. Neighborhoods and schools may be more important than cashflow so your strategy may have some holes. With rates high, it's harder to cash flow when you house hack now, especially if you need a larger unit. Your plan is sound, but you want to make sure your whole family is on board and understands that you will be living next door to a tenant who may knock on the door at any hour.
