I've shied away from 5-6 plexes around here based on looking at a lot of them which are maintenance wrecks, and not having the 30-40K to dump into them after closing to really make them shine.  

Now it makes more sense why the WRA allows so much time for their little in course quizzes - you are supposed to answer most questions based on looking stuff up in the forms?

For FHA loans, the PMI never goes way (unless you refinance).I only invest in NOLA, and dont plan on looking for another area until I reach 10 units.
