Hey everyone, I've noticed some investors doing their market research the old fashioned way, manually going through Airbnb / Vrbo listings and jotting down data in Excel sheets. 

Much like we've mentioned on this board quite a few times, if rates do come down in a harsh fashion it's for a net negative underlying reason.

Our platform isn't about adding to the noise; it's about offering an efficient, targeted approach to overcome the modern challenges of real estate networking.

I go to a music camp every year where there are no dressers in their modern cabins. 

Have you considered trying cash for keys and pay her to leave in quicker fashion? 

@Cody FurryOk, there are a few issues here to unpack.1) In the Realtor contract there are probably damages owed to Realtor if you don't terminate the contract in a particular fashion.2) Do you understand that in the seller financing component, YOU are the bank, so they are financing the other $30k with you assuming that they assume the VA loan.

I can't imagine why anyone would use AirDna as their only tool, unless it's just a quick look for a broader analysis.....I would recommend doing it the old fashioned way to make sure....

Modern rehab

We are currently designing a 2 bed 1 bath on a slab 720 square feet to be modern like this and it's extremely compact and will be on a slab. small homes in our market sell at a premium close to $300 per square foot.

@Yunfan Wang, I would go with Denali and lighten the walls, definitely consider applying a lime wash to the brick fireplace to modernize it.
