Air-DNA vs raw airbnb data in an Excel?

Emily Anderson
Posted

Hey everyone,

I've noticed some investors doing their market research the old fashioned way, manually going through Airbnb / Vrbo listings and jotting down data in Excel sheets.

I'm facing a bit of a dilemma here. Should I put my trust in sophisticated tools like Air-DNA, or keep it simple with Excel and Airbnb data?
What would you go for?

1) Air-DNA; either premium version or free trial.

2) An Excel spreadsheet that contains all the raw data from Airbnb for all the listings within a city (just like if someone collected the data manually for each listing).

3) Other software/app.

Appreciate your thoughts on this!

Best,
Emily

This is easy...always do it the old way. We have a guy that calls it the enemy method. It is the only accurate way when you think about it. Do you want to rely on an algorithm or real data? Algorithms are not real, they are guessing.....
