Like, should you stay below 10?

Rent rate of 0.59% (far below 1% rule), and OPEX of 44.7% (pretty close to Brandon Turner 50% rule). 

So i have this Deal and the link is below showing the numbers.

I'm aware that "re-training" (as @Brandon Turner would say) will be part of the work involved in getting this property churning at full efficiency, however I think I have more important decisions to make (see below). 

Add an awning (see a picture below) - however, we are not sure if this would be high-maintenance, also it lacks the vertical side to prevent the rain, etc.Any thoughts or comments?

Oh yeah, if you're buying below market value they don't care.I've self closed 7 SF properties while having a nice coffee by the fire with the sellers at my bank.

So, the water damage (clearly because they don't have the shower curtain inside the tub and thus much of the shower water goes onto the bathroom floor and then down onto the sheetrock ceiling in the room below) and door damage and other damage needs to be your reasoning. 

Does these numbers work at this price point or should my offer be lower as a multi family investment if so what do you suggest?
