This helps with putting together a due diligence sequence, familiarity with free online resources, and shows you what pay services you may need to fill in the blanks  such as TLO and PACER.

In terms of sequence, one cannot try to sell a deal to an investor until they have a deal, so that makes sense. 

The sequence is DEED (grantor: Your LLC, grantee: Erin N.) then Deed of Trust (D-T) or mortgage with Erin N as grantee.

So, you might want to have 3 or 4 letter sequence and then repeat them throughout the year.

or if you don't do it that way above, how do you handle the phone call to the offer sequence?

@Lisa A. when I say post- dating, that means dating with a future date, like the future dates the rents are due.So your tenants bank isn't honoring the checks they write when they are very out-of-sequence?

Try and think of sequencing, a good way to start would be trying to take care of things at the end of the sequence.
