GC vs Subcontractors
Hi everyone,
I was wondering how many of you exclusively use GC's for everything on a rehab project or use GC's for some of the work and sub-out some of the work yourself? For instance, I have a few connection on my own such as a concrete guy and a painter who I think would be cheaper than using the GC's guys for. Any opinions would be appreciated.

Keep in mind that the GC might not be too happy about you bringing in your own guys for some of the work. I know a lot of GCs who would refuse to allow you to sub out part of the job instead of using them for everything. If you think about it, this makes sense -- you managing your own subs can cause scheduling conflicts, can cause quality issues, can cause liability issues, etc. I can understand a GC not wanting to bring that level of risk on his team, himself and the project.
