Help on 1st Mailers- examples

I'm getting ready to create my first mailer to target probate leads but I am unsure of how to spice it up. Anyone have any examples they are willing to share or any input on what to add? Maybe just point me in the right direction as to where I can find some examples?

I found another discussion that housed the following points, is there anything I should add?

1. I want to buy your house

2. I pay cash

3. I can close fast or on the day of your choosing

4. I will pay all closing costs and there are commissions (optional but I recommend it)

5. I will buy your house as-is, no need to make repairs/upgrades.
