Personally, I think if you find a good deal/option/solution for yourself and the cash flow is good enough to pay the mortgage and loans, then you should go for it.  

I went the submeter route and am very happy with True Submeter, they send you the kit to have installed by plumber. https://truesubmeter.com/Then they monitor usage via the cell network and send you the bill (or your PM) to then bill the tenant.

See that's the key, young blood being trained correctly, mentored and monitored much like how appraisers do it, the model doesn't really exist in real estate, not on scale at least.

I would also recommend looking at the heating/cooling solution of the flip comps in the area.  

If you find something that is great for landlords that have 10-20 properties but you goal is to have 40 then you would be looking at a short term solution and end up back where you are now with looking for another solution in the future.

Bigger Pockets has some great state forums and usually there are good locals that monitor those.

I need a solution...getting EIDL or a forbearance  is not a solution.
