Once you get to something as big as 100 units, it is a completely different ball game with different companies, different rules.  

@Rick DiChristofaro sounds like a good exercise for someone learning to evaluate properties.

But you gotta have the balls (lady balls included) and money to stick it out.

The ball would be in his court if he wanted to pursue legal action and its just not worth the $200 for the aggravation.

Get some passive income going to go along with your 9-5 job, and that'll get the ball rolling towards bigger and better things.  

Investors don't want to have to put too much thought into your business and if they do, they will choose to invest in other people who appear more "buttoned up".My first 6 months I spent bascially putting the ball in the investors court and saying, "How much would you be willing to devote to this and what would the interest rate/return need to be?"

@Marc Winter when you say you have done several lease options but “never had one close” do you mean you never had the tenant actually exercise their option to purchase?

I listened to a podcast where Josh Dorkin went off about having good character, and his distain for unethical slime balls in the industry.

This isn't needed to setup your business but, looking back, I wish I had done this exercise when we setup and not wait till 2 months before tax filing date (March/April).
