With cloud-based products and mobile devices, we are quite lucky to be able to have everything in digital format - at least that's what I do.  

Everything with the teams I work with are as digitized as possible so that takes away some of the time but not all.  

I agree with @Darren Eady, performing loans are a great vehicle to keep things clean, earn a double digit return, and have the security of real estate with far less hassle.

Vacancy rate is higher then usual in comparison BUT with the prices of real estate here you cap rate will still be in double digits as long as you buy in fairly decent areas.
