Potential three unit

Hello this is my first post I have some questions I would like to ask. 

The property I'm interested in has 5 tennants, they each pay $2880.00 per semester, the landlord pays all utilities, all units are rented, their lease is a 2 semester lease, the current owner has owned the property since 2009, no known major repairs, the owners have a maintenance man to take care of any issues that arise with the tenants, there was a bathroom leak but the maintenence man made the repair. It is being sold as-is. There is one loft unit, there is no kitchen, in the middle unit there is no living room, the first unit is quite large. it is $2880 total for the semester not per month looks like a $350 security on the loft unit. The term of lease is 8/15/15 to 5/15/16. Does not cover summers. Total rent for 2 semesters is $5760.00, just for the loft. The landlord pays all utilities to include expanded digital cable and internet services.

If he collects $2880 each student that would be $14,400 per semester or $28,800 per school term rental agreement. His gross rents for 2014 were $23,500; taxes were $1533.88, and utilities were $7,617.45. Any thoughts does that sound like a good or bad deal
