What do you think of small(1000sqft) 3/2 homes with electric wall heaters instead of traditional forced air?

@Michael Nyszczot I'm using direct mail campaigns, small niche mailing lists, craigslist ads, facebook ads, bandit signs, and occasionally driving for dollars.

Mostly rural , small hick towns, stlouis closest major city, carbindale marion two closest too me.

I will have a small speaking part about the 'deal or no deal' subgroup I host.

Achieving economies of scale may best be attained through volume, but learning how to do it on a small scale will pay generous dividends later; pitching the concept to investors will be much easier when you can show concrete results, and extrapolate from those results instead of being forced to rely solely on projections from a concept.

There are many investors (not retail buyers) that will bid up a house just to get the house to keep their crews busy and are ok with a very small profit margin. 

For a couple bucks and a small amount of time I produce a bound and tabbed document that showcases my properties.
