They are not hiding it and state that their superior quality in renovations leads to less maintenance in the long run but is not always appreciated by appraisers.There is probably some truth to it but with increasing qualification and underwriting criteria it could mean you have a substantially higher down-payment if the bank is not financing 80% of the sales price but only 80% of the appraised value.Are you determined to invest in Little Rock?

So you say you would be more than happy to use hard money as long as you can find a good one - there are a lot of good ones out there, but not if your main qualification is that they do not require a down payment of some kind...and again, usually at LEAST 10% of purchase, probably more, for your experience level.

Second the above recommendations, a more "conventional loan" that is going to look at your personal income as part of the underwriting/qualification process is going to have the best rates, a DSCR loan that only looks at the potential income of the property itself is going to be the fastest/easiest way to qualify.

@Amanda Paugas If you clearly outlined your minimum qualifications for renting your apartment and the person applied anyway I would process their complete application and then after you have all of the info issue them an official denial or approval decision.
