Loan Assumption + Rentals

Is acquiring properties via loan assumption a rare occurrence? Are home owners more inclined to choose a different type of deal (seller financing, subject to, etc.) over a loan assumption deal? What type of homeowners / locations are more inclined to a loan assumption deal. Any recs on lists, agents, or services that focus on loan assumptions would be greatly appreciated!

@Chloe Aribo for the overall market assumptions are very rare, most purchases are conventional. Sellers almost always prefer cash (you getting a loan is cash to them in 30-40 days), however some like to carry notes. You have to find out what the seller wants.
