If the agent doesn't have a double end offer pending...get the agent to put in the offer for you - and feel comfortable coming in just under any other offer.I'm sure the agent will pull for your offer if they are making money off of you.Good luck!

If they have applied, but you've already essentially picked your tenant, I'd let them know that you have a pending application, but if anything falls through you'll reach out to them.

This is a great resource and basically, as in life, if it needs to be done, you probably better do it.There isnt any mandatory cost for an inspection contingency in CT, IIRC, when I sold our house, it was CTS right up until the mortgage contingency was fulfilled, then it went pending.
