How many times have you looked on the MLS to find out that an active listing is actually pending?

If the agent doesn't have a double end offer pending...get the agent to put in the offer for you - and feel comfortable coming in just under any other offer.I'm sure the agent will pull for your offer if they are making money off of you.Good luck!

If they have applied, but you've already essentially picked your tenant, I'd let them know that you have a pending application,  but if anything falls through you'll reach out to them.   

A couple of people I started working with were amazed three times in the past two weeks that duplexes became available with a vacant unit and they went pending less than a week after they hot the market....one went pending in only two days.

I am in the Washington DC metro area, MRIS.com is our local MLS, and brokerages who operate in our area, like Redfin, will show you active, pending, and sold listings, along with the price history, historical sales for any given property, if it's a foreclosure or short-sale, room dimensions, directions to the listing, listing agent, remarks...

This is a great resource and basically, as in life, if it needs to be done, you probably better do it.There isnt any mandatory cost for an inspection contingency in CT, IIRC,  when I sold our house, it was CTS right up until the mortgage contingency was fulfilled, then it went pending.

Your agent should be able to look up in MLS who the buyer's agent is for a deal in contingent/pending status.

This isn't the outcome for the majority of properties, but just gives an idea of how many investors are out there looking for deals.Below is what I have currently have going on:- One pending offer still out there, which I made a week and a half ago.
