Not sure if you're willing to look outside the Austin area but as Eliott stated, BRRRR isn't feasible in Austin at the moment.

With your FHA loan, it definitely makes that goal a much more feasible option, but I'm sure you would still have some payment left over after get your other units rented out.

Several years ago everyone was looking for "2% rule" and it took awhile for them to realize that it simply wasn't feasible in the current market.  

I have not started buying real estate just yet but want to set myself up in a location where that would be feasible, and unfortunately CA is definitely not a market I see myself beginning this career in.
