Portfolio cashout / portfolio HELOC
Is it possible to get a cashout refinance / one HELOC for my entire portfolio? If so what would be the best way to proceed? I want to use the combined equity to put down on an off-market commercial deal.

Yes, it's feasible to conduct a cash-out refinance for your portfolio. If you have an urgent need for funds, I'd suggest prioritizing a cash-out refinance over a Home Equity Line of Credit (HELOC). Also a cash-out will provide you better rates/return in this environment.
Lenders usually set minimum property values or loan amounts, often starting around the $1 million mark for portfolios
