Columbus, Ohio Franklinton area

Hello Everyone,

I'm curious what others who know Columbus think about the Franklinton area?

I read in the news that 2 major projects are happening in the area. I also read the cities redevelopment plan of the area. Im curious if you think what they plan is possible. I'm currently not in Columbus so I can't see if any improvements are being made.

I'll hit you with straight facts because I think that's the best thing to do. We flip homes and we look at deals anywhere in Franklin County. I've looked at deals in franklinton, but for us the main thing before we enter an area is we like to see sale comps above 100k. There is a very harsh boundary in franklinton where this occurs (the train tracks). Here's a map of franklinton, and the second picture is where all of the comps are that sold over 100k in this area of columbus in the past 12 months. 

That's 42 properties right there. To put it in perspective, here is the map of properties that sell under 50k in this area:

Almost the opposite zone of the above. ironically, this is also 42 properties as well. The problem with franklinton is that the low end inventory keeps coming out, over and over and over. so it's hard to compete with that on a remodel basis. If you are just renting, thats fine, but I'd still focus on the better area of franklinton. There are so many better areas to look I don't know why so many people are interested in this area but I hope this helps!
