I have made this one a habit, not just in real estate, but in life in general and it is very powerful. 

They think it's passive...it's not if you want to excel.The habits of RE, like simply looking at 3-6 deals a day for 1000 days is simple, but people don't do it. 

And if they wanted out of their lease, I would attempt to find a replacement asap, while letting them know the  unit is still habitable and they are responsible for rent until somebody new signs a lease.

I don’t know if calling the lender would do more harm or good.

The coercive power of the state should only be used in cases of active harm in my opinion, and not being able to live in a particular place is not an active harm.There is another thread on BP Chicago on rent control already, by the way.

My family past spending habits haven't been the greatest, but this has been identified, changes have been applied, and things are looking up.

Are the new properties (that you're purchasing) habitable or do they need work?

It would be a lot more possible if you find a fixer upper, but the catch 22 is that FHA requires it to be fairly habitable to be approved.
