I might of got a little confused now that I read @Nicholas Horsburgh his reply he did not say PPM he said offering memorandum .. many would take that as a PPM ( private placement memorandum) but maybe he meant like a detailed description in writing of what your trying to accomplish.Generally there are no real contracts for loans there are loan documents though Note mortgage settlement statement and depending on the lender a whole host of other various and sundry documents usually disclosures so you can't sue the lender. :)

When the actives are done, wake-up the old defaulted ones and make them a settlement offer of 25% or so, unless it re-starts the 7 year clock on your credit.

Some sellers frown against giving up the deed until paid in full but you could set it up as a delayed settlement (You get deed when you pay off loan balance).

Seriously this time, you could either put it under contract for yourself and assign the contract or pass them off to an agent you trust and you could co/list it when you become licensed considering the settlement likely won't take place until then.
