The comment from the wholesaler about "just say you are my business partner and go along with it" to me at least is a dishonest and misleading statement.Sure if a wholesaler explains what they are actually doing they would not have a chance at as many deals.

In this case my calculation with 60% expenses but I guess with these taxes of about 30% of your rent each year its not an investment.Calculation :$114k gross income - 60% expenses = $45,6k NOI = price for me at $456k max but it will be much more (expenses) I think.Do you have any P&L from the seller?

Beyond all the possible money that can be made (slowly and carefully, no "get rich quick" schemes in REI, no matter what the so-called gurus try to sell you), there's just no beating that thrill of pursuit, negotiation, trial and error, success (hopefully big) and failures (hopefully small), and being in that mindset of "potential for profit" every time you drive through a new street, read a news item or hear about some new development, regardless of setting and environment (at home, in the office or on holiday/leisure) it's just awesome fun, for me at least. :))Don't forget to have fun, and best of luck!
