Tenant acknowledges that failure to complete the Lease Term or failure to give the proper thirty (30) day notice will damage Landlord and Landlord will incur costs and expenses including but not limited to, costs to make the Property showable to prospective Tenants that would not normally be chargeable as damages, advertising costs, time showing the Property and screening potential Tenants, delays in scheduling work by contractors or Landlord's employees, and lost opportunity costs of renting other Property.

Nonetheless, for either strategy I recommend a three-pronged strategy:- market: get letters/postcards out to prospective motivated sellers- network: talk to realtors for pocket listings, attorneys for probate, REIA members for dealsMaybe even try to co-wholesale a deal meaning find another wholesaler and see if they have some deals they need to unload and you help find him/her some buyers for an agreed upon cut.Wholesaling and Flipping are a hustle business.

can't imagine the feeling, but keep in mind I'm still new but i think i might have an option unless it's been mentioned already. since your looking to sell don't just drop the price it's still early I would try to keep it the same and see if you could do a lease with an option this strategy might open doors for some prospects with money but not so perfect credit.
