I've tracked my time, and I can knock out about 100 names scrubbed in about an hour and a half, so I figure it's about a 10 hour process to clean up 500 names at the worst.

Call or knock on their door - offer them some options to solve their problem - get a loan - raise $ to pay their taxes - a joint venture or sell their home to you or sell to you with an option to buy back while remaining in their house as a tenant until they can exercise their option to regain ownership of their home - you create a great return by paying their taxes.

I could be better off either wholesaling the property to someone else at a cheaper price, or knocking the whole duplex to the ground and soliciting the owner of the vacant lot next door and then I would own a huge plot of land in an urban area.I think BRRR'ing this property would be out of the question.
