Hi, I'm just starting out and I've received two phone calls but I didn't know how to handle them so I eventually lost the trust in the sellers and it seems they've moved on to another investor. I've contacted some local investors and I'm slowly learning how to talk to sellers. I just feel I need to have a better flow of motivated sellers calling me. I've created a flyer and will go door knocking this weekend while handing them out. I feel face to face would be a better connection, even though I'm young, but have the backing of realtors whom are investors as well. I want to start mailing but not sure who to mail to. Any ideas on how I can start getting more motivated sellers to call me?

Also, especially early in the game, you might benefit from getting a script together for your phone calls. Get a feel for the questions to ask by reading the script multiple times a day so that when the phone rings you can feel confident in leading the conversation if need be.
