Ive already met alot of helpful members and I've found many of the players i need!

I used to fund the biggest player there and they no longer provide them and have moved into new construction.. a good sign.. those that bought 5 years ago have made some significant equity.. no one really wants to buy real estate that never goes up..

When wholesaling a house you can be direct with the seller - unless for finding some owner financed notes (which probably were not 3rd party serviced) the sellers are companies and note investors who have been around know the players

If something is sitting, the other local players may know something you don't know... 

@John Kim I don't know if you will find a 'major player' at the 40k square feet level, maybe if you are in a very urban area. 

Hey @Nicholas R Novak, I don't think it'll hurt things too much with a 4plex.

Fees for multi million dollar deals are higher than for a standard deal below $1M as there are few players with that capacity.

Most importantly you need to convey confidence and assurance you are a player and not just wasting their time.

By that I mean you need to learn the normal process and who the various players are in a transaction (lender, seller, agents, mortgage broker, closing office [lawyer or escrow officer at a title company]).An REO is a way to indicate that the seller of the property is a bank or other form of lender.
