Lets do it! Want to get started in out of state investing.

Hi BP colleagues, I would like to introduce myself.  My name is Matt and I am an business owner in NYC and Houston.  I have done well, and want to start my journey in something thats always interested me, real estate investing.

Been educating myself for months now, and have quickly realized its a bit difficult in this overheated New York metro market (bid wars suck!).  After listening to the recent BP podcasts and doing some independent research, I would like to put my cash to good use and possibly invest out of state. 

I want to connect with like minded, motivated, and reliable individuals who have experience and can assist in OOS investing, OR those like me new to this and looking to collaborate.  I want to develop a network and partners where we continue to make $$ for years to come!

Currently thinking of Nashville/Mufreesboro, Atlanta, Orlando, Houston...

@Matthew Iulo It really depends on what your goals are. There are certain markets in OOS which are great for flips while others just for you to get great cash flow with negligible appreciation. Or in some rare cases, one city, offers both opportunities. Flips as a rule work, in larger metros in B or A neighborhoods.

Cashflow in general could work in smaller markets, of course the all these depend on so many factors.  If you are looking for cashflow returns, you might want to look @ strong rental markets in the country...which a simple google search can give you the following.

I have had decent success in Chicago, Cincinnati, Dallas, Salt Lake and Tampa. If you are looking multifamily, I stick to cities with atleast half a million in population which has decent job growth. And if you do find opportunities in these markets, you can always post and ask for referrals here in BP. There are experienced investors from every market here and they are super helpful.
