It's a gated community so layouts are identical as well as amenities. 

I am flipping a home, but it's a in a gated community (non-manned).  

Anyhow, my lender is an investor as well and he is concerned with the size of the houses and maintenance and expenses that might acrue over time being out of state (i.e. fixing garbage disposal, gates, cutting tree limbs that break during winter that my husband usually does).  

He's going to install a fence/gate between front and back yard so someone can't get a truck into back yard.

However, for extra precaution I do have exterior security cameras on the property including by the gated parking spots provided.

So here are my questions:#1: properties in the gated community are sold for $175,000 last summer (no recent comparables) should I sell it or sit on it?

I feel that now that I've found BP that heavens gates have opened for me, I love the vast information sources and the podcasts a great to listen to and always keep REI fresh on the mind.I currently own 1 rental property and would love to get into fix and flip but feel like every other beginner investor that finding first flip capital is like looking for the pot of gold at the end of the rainbow.

So triple that seems unlikely out the gate. 

I was able to recover most of the item, but much of the damage (stolen electrical fixtures, mirrors, gate, etc. was removed (some of witch broken) and thus had to be re-installed or replaced).I could have pressed charges in this instance, but was happy to just get the keys and the occupants out of my hair, plus, in the heat of the moment, it slipped my mind to have them arrested.As for other cases, so far to date, I have been able to arrange cash for keys and avoid such problems.In your scenario outlined, it would be tough to prove the case.
