Air Bnb in a not So Great Neighborhood

Does anyone have experience managing an AirBnb in a not so great neighborhood? Did it work for you or did it go really bad? If it worked, what did you do to stand out? How did you prepare the guests for the area or tell them that it wasn’t the best area to stay in?

I have an Airbnb in North Tulsa. Same North Tulsa that you used to see on Live PD all the time. It does fantastic! Neighborhood is rough. There are easily multiple drug houses within a one block radius of the home. 

The way I get it to work is when a potential guest reaches out about staying I am straight up and honest with them. "Hey, just so you know this property is located in a part of town that is a little older and has a higher crime rate compared to the city's average. I have not had any incidents since owning this property. However, for extra precaution I do have exterior security cameras on the property including by the gated parking spots provided. Just remember to always lock your vehicle and the property. If you have any questions please let me know!" 


They have all seemed to receive the message really well. I've only had a couple people turn me away since may of 2020 with no hard feelings. I've gotten good reviews with each visit. I host on multiple sites and have only had a couple vacancies since starting this rental in may of 2020. 

Would I invest in another house in this area? Yeah, I would but that's only because I know the neighborhood well.
