I'd like to introduce myself to BP, my name is Josh I live in San Angelo, TX. I've been studying REI for the past 2 years while stationed in KY. I bought a few of the guru programs and a coaching program and learned rather quickly that everyone was looking to make some easy money and didn't really care to actually help if you needed it with your deals. I feel that now that I've found BP that heavens gates have opened for me, I love the vast information sources and the podcasts a great to listen to and always keep REI fresh on the mind. I currently own 1 rental property and would love to get into fix and flip but feel like every other beginner investor that finding first flip capital is like looking for the pot of gold at the end of the rainbow. Now that I have found BP I feel that through networking and just talking to people that I will be able to overcome this challenge. Having said that thanks for having me BP I look forward to the ride. Welcome Josh. Dmitriy has already given you some of the good starting out tips. The podcasts are a great resource as well. Plus there is a thread in here on the most popular REI books for BP members . highly recommend getting some of those books

I assume you are /were in the service . Still active ? there is also some good threads/tips on certain VA benefits .
