When buying property with an LLC, what name do you sign on the agreements?

What name/who signs on the agreements when buying property with an LLC? Is there a way without using personal name?

David K., I understand that the statutory representative needs a physical address in the state, and that address is disclosed on the Secretary of State documents.  But that is not the investor's address.  For the PO Box, I was referring to using this on the tax assessor's site and other city/county documents.

For an LLC it is usually a member, but can be a manager, or a POA.

For a corp. usually an officer or somebody designated with the authority to sign.

There should be a Resolution stating who has authority to sign and most title companies will require that.

Many states will not accept a PO Box or postal service.  They often require a street address, physical and if the entity is out of state will want a rep in state with a physical address in state, this is often the attorney or service doing the set up of the entity.

It's very easy to set up an LLC in most states that completely conceals the owners in the public record.  You just use attorneys, entity formation companies, statutory representatives, and P.O. boxes.

You could probably give your attorney POA to execute docs on your behalf.  (Note: this may require the POA to be recorded, check with your attorney.)

Officers of a corporation - at least here - are published in the gazette of the jurisdiction in which the corporation is registered.   Most of the time, you can easily search them on-line as well.

You are correct but when your insurance company is being sued, and the other party does discovery the insurance must provide who sign the policy  and provide the name who is a part of the LLC.

Just a thought. Let's say you set up an LLC and put your  50 unit complex in the LLC, and you think you have everything protected like all the books taught you to do and an old lady came by your complex to rent a unit and triple and fell on a piece of root sticking out of the ground, and she sue you and you turn over your insurance info because that is what you have insurance for to protect you. Now let's get back to the LLC all the lawyer needs to do is request who the owner behind the LLC and bingo there goes your protection you thought you had in the LLC.
