Hi John,The gents in the comments above said it all so nothing to add.Your heading caught my attention so I'll just touch on that briefly.After 10+ years in real estate and in various other investments, there is pretty much nothing that is "Hands off".Even turnkey real estate.You will need to be in sync with the turnkey providers property management company and they will still need to reach out to you from time to time to get certain approvals on maintenance items that arise, etc...The bigger your portfolio, the more "hands on" you will need to be IMO from an asset protection, tax planning and off course the often collaboration with the PM company.I've seen many investors get pissed off over the years because things aren't "100% hands off."

@Dave Foster How about if you buy a property as a second home to use as a short term rental, make some renovations, but then decide to sell it using a 1031 exchange to get another second home to use as a short term rental.
