Going forward, we will be working with Landlord BC to make sure all the paperwork is done properly for any notices that are needed to be given and done in the proper fashion with regards to lease agreements. 

There is just too much riding on this decision to have that information missing.Another problem is the other side of the transaction, where the tenant gets a certain impression of your rental via the ad, but when they show up are very disappointed.Worse comes to worse,  you could sign a MTM lease initially (which is all I personally offer) and then vet them while in occupancy.  

The remaining balance for any damage or past due rent gets billed to the tenant in some fashion, either through collections, wage garnishment or civil suit.

No sales pitch, no gimmicks... just good ole' fashion networking.

In our discussion we are "close" to agreeing to make a purchase in this fashion but I'd like to show him an example of such a contract because he keeps saying "as long as everything is disclosed" and "as long as the contract is assignable".

My experience is no matter your strategy whether, equity arbitrage, debt arbitrage, long short, factor based, etc, we all ride the overall wave of the economy.

I get the feeling that he’s old fashioned (doesn’t post the rental online) and cheap (doesn’t want to pay fees and is avoiding inspection) He’s willing to seller finance a 5 year ballon.

Another old fashion way of doing it is drive around areas of town you want to own.

In addition to Rentometer, nothing beats old fashioned research.

Dressers, chairs, dining table set, coffee tables, nightstands, bedroom sets, elephant riding seat thingy, ancient looking stone sharpening wheel, large rugs, mostly European looking with a bit of Asian flair on some of the pieces.I'm fairly confident that most of the contents left in the home should be valuable.
