Need a website to calculate a monthly rent
Does anyone know a good website to check monthly rent average for single families?
I'm trying to establish my own system to check potential properties either for rent or flip. I had heard on BP shows that you should do your own homework not just go by what the realtor said.

You can use the sites above, but they're not always totally accurate. My suggestion would be to learn your local market so well that when you see a property, you already know what it will rent for, the ARV, etc. Exception to this being if you are investing out of state, of course. In that case, I'd partner with a local agent or PM that has that same knowledge. Sites like Rentometer and Zilliow might be a good starting point, but their metrics do not account for property condition or the subtleties that exist in certain neighborhoods. Good luck!
