If you don't know what good management is, it is really hard to screen someone and ask the right questions. 

Assuming that you screen them all very well, of course.

I certainly don't want the huge task of screening tenants and showing the property.I prefer to be a manager of managers.

Definitely screen tenants as well as possible (for the brief time I did this myself I used BP's recommended software from Homeunion I think??)

In the front I have a master list of steps to follow from prescreening, to screening, to leases, to move in orientation, move out, turn around etc.

I have had great tenants that were military and great tenants that were not military...If you make sure to screen ALL your tenants well, you should do great with some rentals in San Antonio.

The only good thing about that is you can get right in, rehab, and get new tenants that you've screened, under your lease and at market rents.
