Section 8 request in A- neighborhood
In the process of renting my first BRRR property in a nicer neighborhood in Philly. Rent is $2K+, and so far have gotten decent responses, but still working on finding the right renter.
Someone emailed today asking if we accept Section 8, which sort of surprised me due to the price point of the house.
I don't have any issue with Sec 8 and if the property was priced lower, I'd probably be actively pursuing the program. But based on the monthly rent, is this potential tenant even worth talking with? How much could they possibly be receiving from the gov't?

You can find out the subsidy amounts at huduser.gov. 3BR in Philly is $1550 that HUD pays. So they would likely be paying the difference, which is allowed. Probably not worth pursuing if you can find other well qualified applicants.
