A good wholesaler will never enter into a sale agreement without the intent and ability to close the deal. 

Lots of people use the garage to enter/exit their home more then the front door and they may have placed them there thinking that that'd be the last part of the house they'd be in during them moving out, yet somehow forgot it. 

I've found wholesaling as a great way to enter RE & I'm willing to hear everything anyone has to say.

Hmmm...I've been considering entering into property management and I see there is a need in Chicago. 

However, collections are always very difficult  I'd suggest trying to cone up with some type of settlement agreement and have that entered with the court .Depending on the state and the related laws, you could put a lien on any real property that they currently own.I am not sure about New York, but my jurisdiction has a debtor's exam and / or citation discover assets where the debtor has to come in and answer questions under oath regarding their assets and liabilities. most of the time, if you get to this point they likelky have no non-exempt assetsGetting a judgment is always the easiest part, enforcing the judgment is difficult.

This has worked fine but as we enter new markets I find myself wishing for a CRM that logs/tracks your sent and received emails and their content per the contact.  

I own nothing and am just now entering the arena of gathering information.

How do I enter a contract without having to end up buying it?
