New to this: Found a house for only 10k like to try and wholesale it, not sure how to start?

How do I enter a contract without having to end up buying it? The seller also offered owner finance, so I could potentially flip it as well. Just not sure how to initiate this deal. PlusI'm  a truck driver currently so I'm never home.  Any help would be appreciated.
