Make sure to read up on 'prohibited transactions' before you start. 

I know in NJ they put an end to building multifamily homes There is no state law or regulation prohibiting it.

I live in a high COL area (NYC), where--and especially starting, where I'm likely to make lots of humbling mistakes--the entry point and learning curve in this area feels prohibitive.

The ordinance prohibits ADU's to be used for Short Term Rentals.
